Lower Cost of Business

There are three costs that are generally lower in Madison versus metropolitan areas: labor, buildings and land. Within New England, Maine has the lowest average wage rates per capita and, within Maine, wages in rural areas such as Madison can be as much as 15 percent lower than in urban areas. To complement Maine’s excellent public and private education system, the state will train applicants to an employer’s specification on a pre-employment basis and at no cost.

Madison Business Gateway’s rural location translates into readily available commercial space at very competitive prices. In addition, building costs here are lower than in metropolitan areas. The availability of dependable, low-cost electricity provided by Madison Electric Works can also save a tenant company thousands of dollars a month.

Local Support

Madison Business Gateway is a state-established Tax Increment Financing district; consequently the town is prepared to offer tremendous incentives for businesses making an investment in the park. The park can offer an agreement to a company which, under terms negotiated between the municipality and the company, would return a percentage of the incremental tax revenue created by the company’s investments in real and personal property for up to 30 years.

Madison Business Gateway is willing to consider the individual needs of a business to help make their move into the park even more advantageous, and can shape and deliver customized incentives.
